Estimates for planning, not advice
The calculators and articles are for general information and education. Their results are estimates based on the numbers you enter and on assumptions explained on each page and on how we calculate. They are not financial, legal, tax or investment advice, and not a loan offer, a rate quote, a Loan Estimate or a commitment to lend. Your lender's figures can differ because of fees, the exact rate, payment dates, escrow, rounding and program rules. Check any decision about your own loan with your lender or a qualified professional.
Not a lender or broker
Any Month Mortgage doesn't make, arrange or broker loans, doesn't take applications and isn't licensed to do so. Nothing on the site is an offer to lend.

We work to keep the calculations correct and the program rules (such as FHA, VA and USDA fees and conforming loan limits) current, and each is dated on the site. They can still be out of date or wrong, and they change without notice. The site is provided “as is” and “as available”, without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose and uninterrupted availability.
Limitation of liability
To the fullest extent the law allows, kwmApps isn't liable for any loss or damage arising from your use of the site or reliance on its results, including financial decisions made using them.

The site links to other websites, such as government sources, for reference. We don't control them and aren't responsible for their content.
Using the site
You're welcome to use the calculators for yourself, and to share links to your calculations. Please don't interfere with the site's operation, attempt to access it by automated means at a volume that burdens it, or copy its content wholesale to republish as your own.
