About Any Month Mortgage

Why it exists
Most mortgage calculators give you one number: the monthly payment. Real decisions need more. How much does a $5,000 bonus in March save if it goes toward the loan? When does PMI actually stop? Is a refinance worth it if you'll move in six years? Any Month Mortgage started as a desktop calculator whose best feature was paying extra on any single payment in the schedule and seeing the effect straight away. This site rebuilds it for the web, and adds the loan types and tools people ask about most.
What's different here
- Pay extra on any month. Every calculator shows the full amortization schedule, and any row can take a one-time extra payment: a bonus, a tax refund, a gift. The savings update as you go.
- Exact to the cent. Schedules are worked in whole cents, the way a lender bills, so every column adds up to its total. See how we calculate.
- Real program rules. FHA mortgage insurance, VA funding fees, USDA guarantee fees and the federal rules for when PMI must end are built in, each checked against its official source and dated.
- Answers, not just payments. How much extra pays the loan off by a date you choose, the most house an income supports, and whether a refinance comes out ahead over the years you'll keep it.

Who builds it
Any Month Mortgage is an independent site from kwmApps, a small developer of practical web tools. It isn't a lender or broker, doesn't sell your information and doesn't take applications. The site is free, and no lender pays to change what a calculator shows.
